It’s no secret that we have a lot of large projects in the works, as is common in senior living and multi-family markets. However, that doesn’t mean our smaller projects should get any less attention. A client recently sought our assistance for a model cottage unit, which we completed earlier this year.
We aren’t always asked to design model units, but when we are, we’re excited about the challenge. Designing a model means potentially more prospective residents will see and experience the space to get a better idea of what living at the community will be like. Thus, it’s critical to fully understand the client’s target demographic because the model serves as a first look into the community.
Balance Universal Appeal with Specific Needs
While model units should appeal to a vast pool of prospective residents, we also want them to feel that the final units will meet their particular needs. This means armrests and no low seating for senior living and rugs used sparingly, if at all, but attentively when requested to avoid trip hazards. We can also pull inspiration from the local region through artwork and finishes, creating a more personalized experience.
Prevalent design choices include overall neutral tones for furniture with pops of color in pillows, drapery and art. The pops in color can give prospective residents an idea of how they can customize with their own accents.
Enhance Marketability through Design and Purchasing Choices
For model units, each furniture, fixture and finish selection is carefully thought through to promote lifestyle possibilities for residents. In this project, we also worked with the client to bring the color scheme and artwork from the community’s main building into the model space, further displaying community living.
One of the major benefits of our firm that sets us apart is our in-house procurement services. Having these services available to our clients helps make the process of designing a model unit that much more seamless. Rather than outsourcing, we can stay on top of the budget and keep the project timeline on track with swifter decisions. With our value in 121 relationships, clients can also count on us to score attractive deals due to our close connections with vendors.
By incorporating elements that resonate with prospective residents and leveraging our in-house procurement services, our team thrives on crafting inviting model spaces within budget that showcase lifestyle possibilities. These thoughtful choices not only enhance the community's marketability but also help future residents feel at home from their first visit.
