From bustling urban centers to quiet suburban neighborhoods, designing for multi-family living takes great attention to detail because one must accommodate varying needs from different walks of life. Plus, the pandemic has affected how we work and live, inevitably shifting the markets and making them tricker to navigate.
According to a Redfin report, multi-family building permits have fallen almost 30 percent due to higher interest rates and a boom in projects hitting the market, as most of these projects stalled because of the pandemic and its residual effects yet are just now opening. One of our projects, The Club in Cape Coral, Florida, began in 2021 and can welcome residents this year. Despite slower builds, however, our firm continues to experience growth.
Meeting the Need
Whether families with young children, single professionals, seniors or roommates, multi-family residences must be designed to meet varying needs. Some residents may have pets, and some may enjoy entertaining while others like their quiet time. Flexibility, accessibility and a balance between privacy and community are fundamental aspects to ensure these living spaces remain functional and welcoming for all residents.
When designing the Cape at Savona Point's clubhouse and pool area, we wanted to provide a blend of casual sophistication to continue the vibe of the community. Beach-inspired textures and contemporary finishes work together toward a modern coastal design, making it a perfect place to gather with friends or relax.
In terms of flexibility, the lobby in the Cape at Savona Point opens into a lounge area with a bar and space for dining, giving residents options to wind down or grab a quick bite to eat. Residents also have two choices for exercise: a yoga and stretch studio in addition to a typical fitness center.
Reside Living is another multi-family project we worked on during the early years of our firm. We helped renovate their common areas to support the demographics they were trying to reach. The ability to adapt as trends and needs change is paramount to designing for diverse lifestyles.
